Liz graduated with Bachelor of Laws from the University of London in Certificate of Legal Practice (Second Class Upper) and was admitted as an advocate and solicitor of the High Court of Malaya in 2011.

With great passion in law, Liz joined a reputable law firm as an associate, where she practised as a litigation lawyer for 8 years. Here, Liz was exposed to vast areas of the law, in which she dealt with complex litigation cases, as well as commercial and corporate advisory works.

After garnering years of experience in legal practice, Liz finally set up her own practice and established her own law firm, Liz Yap & Associates in 2019. In November 2023, Liz Yap & Associates merged with Ng & Ng Chambers – forming Liz Yap & Ng Chambers today.

To date, Liz has 14 years of experience practising in highly contested litigation matters, and has vast and extensive experience in handling general litigation cases, including construction, building, adjudication, commercial and company-related disputes, contractual and property-related disputes, debt recovery, landlord/tenancy, employment- related, tortious disputes, probate and divorce & matrimonial proceedings and often appears in the High Courts of Malaya and above.

Liz also has extensive experience in handling all sorts of land-related transactions, as well as drafting and reviewing commercial documents and contractual agreements and has advised clients on all aspects of corporate advisory work, including disposal and acquisition of shares, acquisition of land, shareholder structure, shareholder agreements, while highlighting potential risks for her clients.

Liz is often commended for thinking out of the box and having an extraordinary understanding of clients’ needs, providing much sought-after advice and practical solutions to every client’s needs.

Her experiences include:

• Assisting in negotiating and advising on 35,000 acres of land for development in Sarawak between a local and Hong Kong investment company
• Advising on, drafting and preparing leasing agreements and joint venture agreements for logging and plantation forestry on 10,000 acres of land in Perak and Pahang
• Advising on and drafting joint venture agreement for an investment company for the production of sustainable resources on 350 acres of land in Perak
• Assisting a China listed company to negotiate and draft a tenancy agreement in relation to an industrial land in Penang
• Advising foreign investors in relation to the revival of a development project in the Klang Valley (as White Knight)
• Advising a local glove machine manufacturer in relation to cross-border transactions agreements with countries overseas
• Advising on disputes related to the construction of a well-known hotel project in Kuala Lumpur
• Advising investors in the negotiation process for a proposed museum project in Malaysia
